What a Real HVAC Maintenance Plan Includes (And What "Tune-Ups" Often Don't)
The HVAC industry has a quality problem with maintenance services. A typical "tune-up" sold by national chains and franchise operators consists of: visual inspection, hose-down of the condenser, filter replacement, and a checklist sticker. None of those steps measure anything. None reveal a refrigerant slow-leak, a degrading capacitor, an out-of-spec contactor, or a duct leak.
Our maintenance plan is built around measurement. Every visit produces a written report with: refrigerant subcooling and superheat readings (target ranges per manufacturer spec), capacitor microfarad reading (must be ±6% of nameplate), contactor visual inspection, motor amp draw at compressor and blower, total external static pressure on ductwork, condensate drain flush and float-switch test, condenser and evaporator coil inspection. For furnaces: combustion analysis (O2, CO, CO2 percentages), gas pressure verification at the manifold, flame-sensor microamp test, supply-plenum CO measurement, heat-exchanger borescope inspection on units 8+ years old.

Pay-as-you-go for an annual tune-up averages $159 in South Bay. Our annual maintenance plan runs $189/year for a single visit; bi-annual (recommended for coastal homes and high-use households) runs $249/year. Plan members get 10% off repair labor and priority dispatch. For households with even moderate repair history, the plan pays for itself in years 2–4.
The intangible value: same-tech continuity. Plan members usually get the same tech each visit. They know your system, your home, and your preferences. That continuity catches issues sooner — "wait, this capacitor was 44 µF last year and it's 38 µF now, time to replace" — that a one-off tech wouldn't notice. Over a 15-year equipment life, this kind of catch is the difference between a $189 capacitor swap and a $1,800 compressor replacement.
Coastal vs. Inland Maintenance Schedule
Coastal homes (within 1 mile of the ocean — Manhattan Beach Strand, Hermosa, Redondo Pier, El Segundo coastal, Palos Verdes coastal, San Pedro coastal, Long Beach coastal): bi-annual maintenance recommended. Quarterly condenser rinse with fresh water to remove salt deposits. Every 18 months: dielectric coating refresh on outdoor disconnect terminals. Annual evaporator coil cleaning vs. every 2–3 years for inland systems.
Inland South Bay (1–10 miles from coast): annual maintenance adequate. Annual rinse of condenser. Standard coil care. Within Long Beach / San Pedro / Wilmington port-impact zone: similar to coastal recommendation due to higher airborne particulates from port operations and 710 freeway corridor.
Manufacturer Warranty Compliance
Most major HVAC manufacturers (Carrier, Trane, Lennox, American Standard, Goodman, Daikin, Rheem) require documented annual maintenance to maintain the parts warranty. Skip a year and the warranty can be voided on a future failure claim. Plan members get all maintenance documented and retained — when warranty issues arise, the documentation is already in our customer file. We submit warranty claims on your behalf when applicable.
